These Terms of Service ("Terms") apply to your use of the East Village Properties website, our online rental listings and applications, our resident portal, and our email and text message communications (together, the "Services").
By using our Services, you agree to these Terms. If you do not agree, please do not use the Services.
East Village Properties is a residential property management company operating in Providence, Rhode Island. We manage apartment buildings, rent units to residents, and work with vendors and contractors to maintain those properties.
You must be at least 18 years old to submit a rental inquiry or application, sign a lease, or otherwise use the Services. By using the Services you confirm that you meet this requirement and that the information you provide is accurate and belongs to you.
We work to keep our listings accurate and current. Rent amounts, availability dates, unit features, photographs, and floor plans are provided for general information and may change without notice. Listings are not an offer to lease. A tenancy is created only by a written lease signed by both you and East Village Properties.
Photographs and virtual tours may show a similar unit rather than the exact unit advertised.
Submitting a rental application does not guarantee approval and does not reserve a unit. Applications are reviewed against consistent screening criteria that we apply to all applicants.
Where an application fee is charged, the amount, purpose, and refund terms will be disclosed to you at the time of application and are governed by applicable Rhode Island law.
You agree that the information you provide in an application is true and complete. Providing false or misleading information may result in denial of an application or, if a lease has already been signed, action under the terms of that lease.
East Village Properties complies with the federal Fair Housing Act, the Rhode Island Fair Housing Practices Act, and all other applicable federal, state, and local fair housing laws. We do not discriminate against any person on the basis of any characteristic protected under those laws.
Reasonable accommodations and reasonable modifications for individuals with disabilities are available upon request. Please contact our office to make a request.
By providing your contact information, you agree that we may contact you by phone, email, and text message about your inquiry, application, tenancy, or work at our properties.
Text messages. If you provide a mobile phone number, you may receive text messages from East Village Properties, including showing confirmations, application and leasing instructions, maintenance and work order updates, building access instructions, building notices, and account and lease notifications. Message frequency varies. Message and data rates may apply.
Reply STOP to any message to opt out at any time. Reply HELP for assistance, or contact our office directly.
Providing a mobile number is optional. Opting out of text messages does not affect your application or your tenancy. We may still need to contact you by other means, including by phone, email, or written notice, about urgent building or safety matters, your lease, or your account.
We handle your information as described in our Privacy Policy.
Residents may be given access to an online resident portal to view account information, make payments, submit maintenance requests, and review documents. The portal is provided through our property management software and is subject to that provider's availability and terms.
You are responsible for keeping your portal login credentials secure and for activity under your account. Please notify us immediately if you believe your account has been accessed without your permission.
Online payments are handled by third-party payment processors. When a payment is considered received, and any fees for returned or failed payments, are governed by your lease and by the payment provider's terms.
These Terms cover your use of our website and our communications with you. They do not replace, modify, or override your lease or any rights you have under Rhode Island landlord-tenant law.
If anything in these Terms conflicts with a signed lease, the lease controls for all matters relating to your tenancy, including rent, fees, deposits, utilities, maintenance obligations, entry, and termination.
Our Services may link to third-party websites and tools, including rental listing platforms, our property management software, payment processors, and document storage services. We do not control those sites and are not responsible for their content, availability, or practices. Their own terms and privacy policies apply when you use them.

The content on our website, including text, photographs, floor plans, logos, and design, belongs to East Village Properties or is used with permission. You may view and print content for your personal, non-commercial use. Any other use requires our written permission.
The Services are provided on an "as is" and "as available" basis. We do not guarantee that the Services will be uninterrupted or error-free. Information on the website is provided for general purposes and is not legal, financial, or tax advice.
To the fullest extent permitted by law, East Village Properties is not liable for indirect, incidental, special, or consequential damages arising from your use of this website.
Nothing in these Terms limits, waives, or reduces any right or remedy you have under your lease or under Rhode Island landlord-tenant law, and nothing in these Terms limits our liability where such a limitation is not permitted by law.
We may update these Terms from time to time. The "Last updated" date shows when they were last revised. Continued use of the Services after changes are posted means you accept the updated Terms.
These Terms are governed by the laws of the State of Rhode Island. Any dispute relating to your use of this website will be brought in the state or federal courts located in Providence County, Rhode Island. This section applies to your use of the website and does not affect any venue or dispute resolution terms in your lease.
